Tumblin' Falls House is perched high a'top a cliff overlooking the very beautiful Shinglekill Falls. This circa 1890's Dutch-Victorian has been updated to current lifestyle standards. A newly renovated country kitchen, spacious living and dining areas, with WIFI throughout. We have multilevel decks and a hot tub, overlooking the cascading stream and falls. A country setting with trails, informal gardens, and several natural pools. On the first floor are the dining rooms, kitchen, living room and a full bath. The second floor has 4 guest rooms, two with king beds, two with queens, and a sitting room with a double sofabed. There are two full baths on the second floor.

We are near hiking in Catskill Park, mountain biking,skiing ,and zip lining in Windham & Hunter. Shopping in the nearby towns of Catskill, Woodstock and Hudson, We are also near numerous farms for purchasing local produce. There are many varied and wonderful restaurants in close proximity. There is much to do in the area, but to be honest, we find that most of our guests wander down to the falls with a picnic and a good book,wallow in the pools, then return to barbeque on the deck to complete their day! It is all up to you.

Cancellation Policy-At the time of booking a $500 deposit is taken. Additionally, If you chose to take the insurance in lieu of a damage deposit, it is charged at this time. Should you cancel 31 days or more, prior to your reservation dates 50 % of your deposit will be returned. Once you have paid your balance, (at 30 days prior to your dates), should you need to cancel there will be no refund.
Suffice to say, should you book a last minute booking, there is no refund.

We do have special weekly, seasonal, and extended rates. These need a special inquiry.
Also "ask" about pets. We are pet friendly with considerations.Rate is p/night or adjusted to flat rate for longer stays.

What a gem. This property is amazing. My husband and I took our 5 and 7 year old boys, and my 70 year old mom, to this property for 2 nights. We all had a great time. The boys ran around the property playing in the leaves and throwing frisbees and footballs, my husband made a fire in the fire pit, my mom and I cooked feasts in the full equipped kitchen and served them on the numerous tables on the property (the dining room, the front porch, the back deck, etc...), we hiked in the area, we walked down to the waterfall and threw rocks in the ponds, we soaked in the hot tub, and all the while we had the most beautiful view of the waterfall. We were in heaven. I can't wait to go back with our extended family for a longer stay!

What can I say? Falling asleep to the sound of the falls, waking up to see them through the window, having coffee and gazing out into the green and the water--this was the most _peaceful_ trip I had ever been able to take. The kitchen was fully stocked with pantry items, our group grilled and cooked dinner each night and just enjoyed the house. Saugerties is not far if you want a little trip around a town. The closest liquor store (Spirits Of Cairo Nys) has a friendly owner and a dog that demands pets. The locals that live around the house are friendly and you may find they pop in on you to sate their curiosity sometimes :) The rooms were clean and the decor was interesting--every time you looked in a corner you saw something new. Thanks so much for the great trip!

As a group of 8 super close friends traveling for the weekend to celebrate my husbands 40th we were looking for the perfect getaway spot. We couldn't have picked better. The house is tucked away down a beautiful tree lined road, surrounded by beautiful natural pools and your own private waterfall which can be accessed from the side of the house. The views from the house especially the deck were amazing. We enjoyed many meals outdoors by the fire enjoying the breathtaking views and crisp air. The house itself has ample room, comfy rooms, lots of privacy for large groups traveling together and prettt much comes stocked with all of your basic essentials. We plan on making this an annual visit! See you next year!!

Stayed here with a large group of friends for Presidents Day weekend and we all fell in love with the house! It was everything that we thought it would be and more. The pictures and descriptions are very accurate and the house was huge. There were 12 of us staying here and we had so much space for everyone, but at the same time is still had a cozy home feel. Linda was very helpful, kind, and easy to communicate with. We definitely hope to come back and would recommend this property for anyone with a large group of people.

We had a great girls weekend away thanks to Linda and her Tumblin' Falls house. We wanted to be near the Hudson Valley area and this was perfect, we had easy access to everything we needed by car. The house fit us all very comfortably even though we had a large group of 11, and it is in close proximity to a grocery store, wine store, and the Hudson Amtrak station. We got to try out the falls behind the house too, which were chilly but very refreshing- an amazing perk to this already great hideaway. Linda was very attentive and helpful throughout the whole process, overall I definitely recommend this place for your next getaway!

I rented this property for a bachelorette party and just got home this afternoon. The Tumblin' Falls house is absolutely beautiful! Its very spacious, comfortable beds and the hot tub is an added plus. The walk down to the falls/ watering hole is also breathtaking. I highly recommend this house for a bachelor/bachelorette party or a romantic weekend away. Also, Linda and Hugh couldn't be any nicer! Definitely the best hosts and friendliest people! Have stayed here before when it was run by the owners as a B&B, loved it then and loved it now. They take great care to ensure guests feel comfortable and at home. There is a great kitchen for cooking, comfy beds and wonderful views of a private waterfall. We used the hot tub and swam in the falls, it made my 50th birthday special and I couldn't think of a better place to celebrate. Highly recommend a stay! Thank you Linda and Hugh.

Linda, Dee, Hugh, and Alex are fantastic people. They were very welcoming when we arrived and we enjoyed hearing about the history of the house and the amazing work they put into making it such a luxurious vacation rental. The views and trails along the waterfalls were absolutely stunning and the house had more than enough space for our group of 9. Our only complaint was the taste of the tap water; we're a used to the taste of New York City water, so we found the tap water in the house to taste a little metallic. But Linda was so kind to bring us gallons of water to accommodate that request, and everything was prompt and reliable! We had an incredible weekend here and we recommend to anyone looking for a relaxing couple of days in the mountains. The jacuzzi and fire pit in the living room were my 2 favorite features. The house is perfect as its close enough to neighbors and stores, but far enough removed where you feel at one with nature and your surroundings. We plan on renting again in May as we already miss it!

Our group of 11 friends travelled from NYC to stay at the Tumblin Falls House for a ski trip weekend and it ended up being the best decision ever. The house was amazing and incredibly spacious (the pictures don't even do it justice). The accomodations were great and the owners had everything we could have possibly needed- towels, firewood, extra blankets, fully stocked kitchen with cleaning supplies. All throughout the house there were fun figurines, paintings, photos, movies and books that provided lots of entertainment. There were plenty of activities to do in and around the house, so much so that half of our group didn't even leave the property to ski. The selling point when we were booking the place was the multilevel deck with a hot tub and fire pit. When we needed water added to the hot tub, Linda was quick to come to the house and help out, otherwise we were left unbothered to enjoy ourselves. Everyone on the trip agreed it was the perfect house for a group trip. We hope to come back every season :)

This eclectically furnished house was perfectly comfortable for all ten of our guests. Great for groups who love to banter into the night, as the seclusion and the sound of the falls offer unique privacy, but the property also offers plenty of opportunity to escape the crowd and find privacy. The falls were a perfect swimming hole to cool off on a hot summer day. We were close to hikes of varying degrees of difficulty. Linda, the owner, was extremely accommodating. Every one left feeling quite at peace.

The landlady is generous and thoughtful. The house is large and secluded (no neighbors in sight), with lots of rustic character. The view of the falls through the trees from the multi-tiered deck and the sound of the water make for a very relaxing stay. The rooms range from comfortable to luxurious. The kitchen is spacious and well-appointed. And there's a hot tub! Everyone was happy.

Amazing stay! We rented with 12 friends for a birthday celebration and skiing last weekend and we had a wonderful time. The house is an old B&B so there is tons of room for a large group to relax without being on top of one another and the bedrooms are very comfortable (however, in the adjoining sitting room, the springs on the sofa bed were a bit uncomfortable). The kitchen is fully stocked and the owner are lovely and available via text if you need them. The best parts about the house are the multi-level deck and the hot tub was a great treat (takes about 1-2 hour to warm to temperature if you lower it to 90 overnight, but the owners made us find it ready and hot when we arrived, just perfect!). The place is 20 minutes to Windham and 35 minutes to Hunter so good for the slopes, also. The ground floor can get a little cold, but it has a nice stove with plenty of wood, so we could easily warm the place in a few minutes just by turning the fire on. Only issue was the shower in the attic and on the ground floor being very small and with one of the bathrooms getting clogged on the main floor, we were left with one shower for 12! In terms of actual bathrooms, though, the place has 4 bathrooms, so plenty! It's a beautiful house and we'll certainly be back! Thank you!

The house is an old B&B so there is a TON of room for a large group to relax without being on top of one another and the bedrooms are all very comfortable. The kitchen is fully stocked and the owner is always available via text if you need her. The best parts about the house are the multi-level deck, the expansive yard and, of course, the beautiful waterfall. It was too cold for swimming but we wandered around for several hours and enjoyed the view.

The Tumblin' Falls house is a hidden gem in the Catskills. We were six girlfriends staying for a weekend in early June. The house is so charming. The accommodations are comfortable--just like home. The sound of the falls lulled me to sleep at night, and the hot tub was so relaxing. The grounds are lovely. Linda was always available for any questions. The house is conveniently located--near Hudson, Olana, The Thomas Cole home, restaurants and shopping. Wish we could have stayed another day!

I stayed at Tumblin' Falls in January 2014 on a weekend away from NYC with a group of friends and we all had an absolutely amazing time. The house itself is character filled and homey and set across from the beautiful falls which are visible from most parts of the property. The property has ample space to entertain with loads of decking and a big back yard. Linda the owner was extremely personable and helpful and made sure to take all measures to make our stay the most pleasurable one possible - checking in by email, text and phone calls to make sure I knew where I was going and how to get set up. We were delayed in getting out of the city on Friday night, but when we arrived we were greeted with fairy lights and a steaming hot tub, which we were very happy with. The house has everything you could want, slept 8 of us very comfortably with plenty of room to spare and was within an easy drive to Hunter Mountain skiing. I highly recommend Tumblin' Falls as a relaxing and enjoyable getaway. Thank you Linda!
